    Today I want to talk to you about the questions you should be ask a realtor before you sign the papers and have them represent you in the sell of your house. You want to hire a realtor that will work hard for you.  (01:08): Today I want to do is give you five questions that you should ask when you're interviewing realtors that are going to represent you and your property. So let's dive right in with number one. Ask that realtor, how are you going to market my house? You really want to hear about all the exposure they're going to give to your house. So ask the realtor how do they advertise the house? (02:07): You're going to want social media promotion, and you're going to ask them, do you do direct mail? Well, that can be iffy, but if they do, you want to know is your home exclusive or is it just one of many homes on a sheet of the company listings. Does the realtor that you're interviewing use only still photography? Do they use video? Does that realtor use drone pictures?  (03:12): So, let's move on to number two, and that's how does the realtor come up with the price? Ask them, hey, how did you get this price? And now if the realtor says, well, I'm going to give you a CMA, that's not a good answer. When a realtor starts using terminology that you really don't understand, stop them. Let them know you don't understand the terminology. (04:11): Looking at comparisons from six to 10 months ago are just not relevant.  (05:06): Some agents will tell you what you want to hear. What do I mean? Well, let's suppose you looked online at one of the real estate sites and you decide your home is worth say, $650,000, but your realtor comes in and says, well, the house's value is $580,000. That's a big difference, isn't it? Those online sites don't know what's in your house. They don't know about your upgrades. So, you've still got in your mind this $650, even though the agent tells you $580. Well, these could be desperate times for some agents because there's a low inventory and they need your listing. (06:58): Number three, ask for references. Now, don't rely only on online reviews. I mean, those are good, but you can go even deeper. Call or email past clients and ask them how that process went. Was it smooth? Ask them how their realtor handled issues if issues came up and did they communicate well (07:52): Number four, ask, who's my point of contact? That's a big one, especially for me. You want to know from the very beginning, are you working with a solo agent or a team? Now, there's no disadvantage to working with a solo agent, and in fact, I personally prefer that. A solo agent means this is the one person that you're going to be communicating with. A team will have a team lead, and probably the one that you're interviewing is that team lead. But then once they get the listing, that lead is going to pass your information along to a coordinator that does all the scheduling and all the emails. You want a realtor that works the way you prefer. (08:55): Make sure when you're hiring a realtor, that who you're hiring is exactly what you're getting. Even this solo agent, remember, has staff. (09:47): You want the realtor that's going to adapt and honor your preferred mode of communication. That is just so important because different... The millennials want you to text them. Your baby boomers want you to make a phone call. You want to ask them right at the beginning, how do you want us to communicate with you and what time of day do you prefer? (10:56): These are only five questions that you should consider asking any realtor you're about to hire to represent you in the large asset sell of your home.
